Today I’m going to tell you why you need to be using the ā€œUpdatesā€ section of Google My Business, the feature hardly anyone talks about and one that’s staring you in the face! šŸ‘€

This feature can not only help more clients find you, but can increase the number of clients that call, email or message you! 🤩

The problem is most mortgage advisers don’t know it exists. Eventually your competitors will learn how to use it and steal customers from right under your nose, let’s stop that from happening šŸ‘Š

Your customers think you’ve gone out of business!Ā āŒ

There are two reasons you should use the ā€œUpdatesā€ section of Google My Business:

  1. It shows your potential clients that you are active and still trading

Imagine a client searched ā€œMortgage adviser near meā€ in Google ā¤µļø

You and Smiths Mortgages appeared in the Google My Business list and you had the same amount of Google reviews – so you looked pretty much the same…

But then they see that you posted an update this week about what the 2024 market holds for homeowners, whereas Smiths Mortgages hasn’t posted at all!

Which company are they more likely to reach out to? šŸ¤”

Normally it’s the company that provides more value and with that one post you’ve done exactly that 🌟

  1. It gives a big green tick next to your name in Google’s eyes! āœ…

If you use the update section (along with getting Google Reviews, keeping your hours up to date and linking your social media channels – which we’ll cover how to do next week)

Google will see you as a valued user of their service. Their job is to put the most relevant information in from of their customers (the people searching for a service like yours)

Because they see you as a valued user of GMB they’re more likely to put your business above your competitors because you’re using GMB in the right way šŸ† (unlike Smiths Mortgages)

So now I bet you’re wondering ā€œHow do I post my first update?ā€ 😩

Don’t worry we’ve got you covered on this, see an easy step by step from Google on how to do this here: (It’s best to do this from your computer instead of on your phone):

Do it in 5 minutes here

āž”ļøTop Tip: Don’t overthink what you’re going to post to GMB. Use the posts you send to Facebook, Instagram or LinkedIn and simply send them to GMB ā¬…ļø

Ensure there aren’t any telephone numbers, links or email address in the copy of the post as it’s more than likely that it’ll be taken down if it does

Chris, this is all well and good but what if I haven’t got a Google My Business? 🫤

Don’t worry we’ve got that covered as well with this handy step by step from Google

If you’ve never set one up these are the steps to do so: How to set up a Google My Business

Try and post at least once a week to show your clients you’re still out trading but also showing Google that you’d love to be ranked above other businesses in the area- and increase the chance of getting a phone call from your ideal clients 🤩
