It’s easy using this strategy: 

Think to yourself, “What are your ideal clients Googling or searching for on social media?”

Do keyword research on search engines or even within social media.

Turn those questions into bite-sized video answers. 📹

Remember to keep them to around 60 seconds.

Keep it clear, friendly, and jargon-free.

Your ideal clients are most likely browsing houses right now. (even if they only want to remortgage!) 🏡

So why are you not featuring the best ones on your page?

Stay top of mind by engaging with and resharing their content.

This builds relationships with local agents AND increases your visibility with their audience. Win-Win. 🏆

P.S. If done consistently and correctly, it could even lead to introducer agreements further down the line.

3️⃣ Use Local Landmarks to Spark Familiarity  

Upload Instagram stories near recognisable local spots—parks, cafes, high streets.

Mention the business name in your story: “I’m on a walk in *insert park name* and wanted to chat about a case I did this week….”

People connect faster when they recognise the setting. 

You’re not just a mortgage adviser; you’re part of the local community.  

So show them! 👀

P.S. When going past a local business, name drop them and tag them in your story – they will more than likely share it to their stories, enhancing your reach. 📈

4️⃣ Shout Out Local Businesses You Actually Use  

Favourite coffee shop? Reliable dog groomer?  🐶

Share them on your feed or stories – remember to tag them. 

You’ll earn organic exposure from their audience and build your local profile.

This makes you more relatable and human. 

People love working with familiar brands and by teaming up with other local brands, becoming more familiar is a lot easier.

Remember: Visibility doesn’t mean going viral. ❌

These simple steps make you more visible.

Even when you’re not talking about the services you offer.

It means being consistent, genuine, and present where your audience is already hanging out.  

If you can become the local friendly face that shows up with helpful tips, local knowledge, and inject using your personality, you’ll naturally attract clients who trust you from post #1.  🤩
